Step By Step
From the first phone call to the final walkthrough.
The call
Tell us roughly what you are thinking about and where the house is. If it is something we do and somewhere we work, we book a time to come out. If it is not, we will say so and point you somewhere better — that costs you one phone call instead of three weeks.
The walkthrough — free
We come to the house, usually for an hour or so. We look at what you want to do and, just as importantly, at the structure, the age of the systems, the moisture situation and anything that is going to complicate the job. You get our honest read there and then, including if we think you should spend your money differently.
The written estimate
Itemised by phase — demolition, structure, mechanical, insulation, drywall, finishes, cleanup. Fixed prices where we can give them. Clearly marked allowances where the cost genuinely depends on selections or on what is behind a wall. No single lump-sum number with nothing behind it.
Contract, permits and schedule
Once you are happy, we put it under contract with a payment schedule tied to phases rather than dates. We prepare and submit the permit applications to your city or to Whatcom County, arrange engineering where it is required, and give you a start date and phase dates.
Demolition and discovery
On renovations this is the honest part. Walls come open and we find out what is really there. Anything unexpected gets photographed and brought to you with a written price before it is covered back up. You decide. Nothing gets buried and nothing gets added to the bill without your say-so.
Build, in the right order
Structure, then rough mechanical, electrical and plumbing, then inspections, then insulation and drywall, then finishes. We keep the site tidy, we tell you when noisy or disruptive phases are coming, and you get updates as we go rather than having to chase them.
Final inspection and punch list
We get the final inspection signed off, then walk the job with you room by room and write down every single thing that is not right. That list gets finished before we send the final invoice — not after.
After we leave
You get the paperwork — permits, inspection records, warranties on materials and appliances. If something we did needs attention later, call us. We are ten minutes away and we intend to still be here.

Why we will not quote over the phone.
A number given without seeing the house is a guess, and guesses get corrected upward later. We would rather spend an hour at your place and give you something you can actually rely on and compare against other bids.
