Ferndale grew fast, in waves, and you can read it in the housing stock.

There are the 1970s and 1980s ramblers around Church Road, Thornton and Vista — solid framing, decent lots, and floor plans that close the kitchen off from everything. Those are the renovations we do most: take out the wall, put in a proper beam, and give the family back the middle of the house.

Then there is the newer subdivision stock from the 2000s onward. Those homes are usually structurally fine but were built to a price, and by now they are due for kitchens, bathrooms, flooring and better insulation.

And there are the older places out toward the river and the county line, where we spend as much time on rot, drainage and failed decks as we do on anything cosmetic. This close to the Nooksack and the coast, water management is not a detail.
